São Paulo, Brazil's Most Expensive Addresses are Concentrated in 2.5km
Within just 2.5 km, the ten most expensive addresses are concentrated in the country's largest city. Although São Paulo is the sixth largest metropolis in the world and spreads out across a huge area of 1,522 square kilometers, the neighborhoods separated by the South Zone of Rio Pinheiros are concentrated within a narrow area the size of Switzerland that goes from Morumbi to Vila Nova Conceição. The distance between these luxury condos, at most a 5 km stretch, can easily be accessed on foot. In Rio de Janeiro, as discussed in a previous post, the situation is similar: the most expensive addresses are located within a four kilometer stretch. The survey was conducted by the real estate information company 123i based on the value per square meter and the footage of these properties.
Located in tree-lined streets of São Paulo, these buildings usually have very high standards, a neoclassical inspired design and take on a sumptuous style. Two of them are located in the same square, Praça Pereira Coutinho, next to Parque do Ibirapuera. The other two buildings are in the district of Itaim Bibi on the same street of Leopoldo Couto Magalhães Junior surrounded by the trendy restaurants and sophisticated offices of Avenida Faria Lima. A few feet away, two other luxury condominiums are located between Avenida Cidade Jardim and the Clube Pinheiros. Among the ten most valuable, the only address on the outskirts of the city is the Morumbi, overlooking the Parque Alfredo Volpi. And, as it should be, the Jardins district is also represented with a building close to the Figueira Rubaiyat, a restaurant that has a large 100-year old tree in the center of the room.
Below are some of most expensive addresses in the city:
L'Essence VNC, Vila Nova Conceição: 26.4 million reals (about $10 million)
These apartments, each with an area of 753 square meters, are in fifth place in the ranking of the most expensive in the country (the first four are placed in Rio de Janeiro, as we talked about here).
Clemont Ferrant, Vila Nova Conceição: 21 million reals (about $8 million)
Located in Praça Pereira Coutinho, the Clemont Ferrant has a value of $32,110 per square meter and is one of the only luxury buildings that is not neoclassical.
Chateau Margoux, Vila Nova Conceição: 20 million reals (about $8 million)
Another luxury condo in Pereira Coutinho Square, each apartment has 528 square meters, worth nearly $38,000 per square meter.
Calla Di Volpe Romazzino, Itaim Bibi: 17.4 million reals (about $7 million)
The cheapest on the list is worth $ 33,000 dollars per square meter.
